Terms and Conditions
• All rates are net & quoted in Thai Baht.
• Rates are inclusive of breakfast.
• Check in time is 14:00 & check out time is 12:00 (Noon)
• All extra bed rats include breakfast
• All children aged between 6-12 years old are charged 700 baht per person per night for extra bed. All children under 6 years old stay free of charge when using existing bedding. Baby cot is not available. Adult extra bed is 800 Baht.
• All rates are subject to change without notice.
• Due to our small-scale property, we are unable to confirm any bookings until payment of the required deposit has been received. 30% Deposit will be invoiced to you one month before your arrival date.
• To ensure the comfort, security and satisfaction of our guests, pets are not allowed anywhere inside the resort.
• We are a non-smoking and pet-free resort. Your understanding and cooperation will be highly appreciated.

Cancellation Policy:
We realize that sometimes plans change or emergencies occur. In order to be fair to other prospective guests of the resort and to avoid unnecessary charges, please make any cancellation or amendment notification at least 14 days prior to your arrival date.

Regrettably, the following charges will apply for late notification of cancellation or amendment:

• A cancellation fee of 15% of total booking cost will be charged for notification made between 7-14 days prior to arrival.
• A cancellation fee of 50% of total booking cost will be charged for notification made between 3-6 days prior to arrival.
• A full stay or entire reservation will be charged for no-show or for notification made within 2 days prior to arrival.
